3 Day Notice to Quit
The 3 day notice to quit is used when tenants have failed to pay rent, violated rules of the lease or have inflicted damage upon the property. It takes effect in three days.
30 Day Notice to Quit
The 30 day notice to quit is used when the regular lease term is expiring and the tenant has not been in possession for the property for more than one year.
60 Day Notice to Quit
The 60 day notice to quit is used when a regular lease term is expiring and the tenant has been in possession of the property for longer than one year. It allows a tenant ample time to find new accommodations.
The next section will document the name of the tenant, the property address, the past due amount and the time period available to pay the amount. It also documents who, other than the landlord, will be responsible for collection of the rent. Any pertinent dates associated with the notice to quit are listed here as well.
